WHAT PRESSURE WASHING INVOLVES
Pressure washing uses water at high pressure to strip dirt, stains and buildup from hard surfaces — concrete drives, walkways, patios, pavers, brick and fencing. It is the right tool when the surface is durable and the grime is stubborn: tire marks and oil on a driveway, the green film that forms on shaded concrete, the grey layer that settles onto a patio over a season. It is not the right tool for everything. Roof shingles, painted siding, soffits and window screens can be damaged by that pressure, which is why those surfaces get soft washing instead. COMMON QUESTIONS
What drives the cost of pressure washing a driveway, patio or dock?
Square footage is the starting point, but condition usually moves the number more. A drive cleaned every year goes fast; one carrying ten years of algae, tire marks and oil takes multiple passes. Stains that need their own treatment — rust along a sprinkler line, oil at the parking pad, tannin under an oak — add time. Access counts too: a backyard patio behind a narrow gate, stairs, or a long carry from where we can park. Call (912) 455-5073 with a rough idea of the surfaces.
When is the best time of year to clean concrete and pavers here?
Late spring, once the oak and pine pollen has finished dropping, is the busiest stretch, because you're taking off the whole season at once instead of watching fresh pollen land on clean concrete. Early fall is the other good window, after the worst heat and before leaf litter starts stacking up in the low spots. Flatwork can be cleaned through our mild winters without trouble; we just avoid running it during a hard freeze or in standing water.
Can pressure washing damage concrete, pavers or a wood dock?
It can, and the damage looks different by material. Too much pressure on a wood dock or fence furs up the grain and leaves wand stripes that show for years. On pavers it blows joint sand out of the seams, which then have to be re-sanded. Older concrete with a weak surface can spall. Soft lime mortar in downtown brick paving is the most fragile of all. Matching pressure, tip and distance to the material is most of the work.
Will rust, oil and tannin stains actually come out of concrete?
Usually, but not with the same approach that cleans general grime. Rust staining, which iron in irrigation water can leave behind, responds to an acid-based treatment; oil has to be drawn out of the pores rather than blasted across them; oak and pine tannin answers to different chemistry again. Age matters: a fresh oil drip lifts far better than one that has soaked in through three summers. On deep or old stains we aim for a real improvement and say plainly if something is likely to stay visible.
Do I need to be home, and what should I move first?
You don't need to be there as long as we can reach the gates and the areas being cleaned. Before the visit, move vehicles, trailers and the grill off the driveway and patio, pull cushions and rugs inside, and keep pets in. Beds and grass along the work area get wet down first and rinsed again afterward. If a surface is already failing — flaking sealer, loose pavers, rotted deck boards — mention it when you book, since that changes how much pressure it can take.
